Affordable housing communities offer comfortable, attractive and reasonably-priced housing options to individuals with limited incomes. Prospective residents are age 62 and over* and must meet federally-established income guidelines. Residents pay rent based on 30% of their adjusted gross annual income** with income limits varying according to the location of the community. The income limits are updated annually by the Department of Housing & Urban Development. Heat and hot water are also included in the rental fee.
Each PHS affordable housing community offers private unfurnished apartments with easy access to transportation, shopping, medical facilities and other amenities. Card access-secured entryways provide residents priceless peace of mind. Attractive landscaped grounds and a warm, family-like setting welcome each resident home.
Each community also has active resident committees who volunteer their time for the benefit of those who reside there. Committees plan community social events, outings, parties & special dinners and other events. Residents may choose to pursue various interests, including arts & crafts, exercise, clubs, day trips and the many social programs and committees. *At Allaire Crossing, Butler Senior Community, Friendship Gardens, Plainfield Tower West and The Woodlands at Ramsey, barrier-free units are available for residents 18 or older who are permanently disabled and mobility impaired.
**At Samuel Miller Senior Housing Community, residents pay a fixed affordable monthly rental fee.
PHS Senior Living currently operates 16 affordable housing communities throughout New Jersey, with one under development.
